What is a managing agent and what do they do?

 

A managing agents career can be very enjoyable and offer a whole host of new challenges for agents to learn from. In short, a managing agent is a person who is hired by the leaseholder of a property (or block of properties) to manage the month to month operations of the property(s).

 

There are approximately 1.5 million private leasehold flats in both England and Whales alone. It is widely understood that the owners (leaseholders) of these properties are going to need someone to help manage their set of properties. However, management of properties is no easy task. It requires a full understanding of many elements of estate law and accepted codes of practice. A residential managing agent must:

 

1) Comply with all laws and codes of practice

2) Understand legal and practical issues relating to lessees

3) Have access to a team of people related to property management (i.e. plumbers)

4) Provide the leaseholder with budgeting and accounting services

5) Have the ability to quickly and efficiently deal with no paying tenants
