Advice: Unethical Agents
Since real estate in the
Uk is still largely unregulated it is important to protect yourself
as a property buyer or renter. The BBC had recently published an
article and a short video piece on the every growing problem of
unethical estate agents in the UK. The premise of the article was
that with more government regulation there would be less legal
problems within the real of UK estate law.
So while standards
organizations do exist, it is not mandatory to belong to one.
Likewise some standards organizations don't require much (if any)
training for acceptance. They seem to be nothing more than a
membership society of people working within the real estate
industry. These organizations play a number game and try to
"license" as many people as possible for a small fee.
That being said, there
are some great standards organizations out there that teach their
members how to act ethically, educate them on estate law, and
provide a disciplinary forum in case a problem arises. These more
reputable organizations often have much tougher entry requirements
and don't play the "membership game". Instead it seems as though
regulation and consumer protection are of actual importance to them.
As a consumer it's
important that you do your research to ensure you are dealing with
an agent who plays by the rules and has your best interest in mind.
It is recommended that you use and estate agent that is recommended
from a friend who has had a good experience using an agent to buy or
sell a home. This will help you minimize your chances of getting
someone who is out to make a quick buck.
One of the largest
problems in this industry is the purposeful overvaluation of homes
for the agent's benefit. for this reason it may be worthwhile
getting a second opinion or get a valuation done by an independent
surveyor.
